Some things a floor plan cannot show you. The slope of the land, what is directly opposite the main door, where the water actually drains, the building next door that overshadows the north-east, the road that ends at your gate. These change the analysis and none of them appear on a drawing.

Gautam comes to the property, takes the directions on site with a compass rather than trusting the plan's north arrow — which is wrong more often than people expect — walks each room, and leaves you with a written action plan. This is the recommended route for a bungalow, a plot you are considering, a shop, or a home where a plan-based consultation has not resolved the problem.

What is included

When this is not the right choice For a standard flat with a clear floor plan, the ₹3,800 plan-based consultation usually reaches the same conclusions. Gautam will say so rather than sell you a visit you do not need.

Do you travel outside Mumbai?

The ₹9,500 fee covers Mumbai and MMR. Outside that, travel is quoted separately — ask before booking and you will get the figure upfront.

Can you visit a property before I buy it?

Yes, and this is one of the best uses of a site visit. It is considerably cheaper than discovering a serious defect after registration.

Will you tell me not to buy it?

If that is what he thinks, yes. A defect that cannot be corrected is worth knowing about before you sign.

What if the plan's north is wrong?

It often is, which is a large part of why the visit exists. The readings are taken on site and the analysis follows those, not the drawing.
