Send your floor plan and get it read properly. Gautam works from the plan and the compass directions, going room by room: the main door, the kitchen and the direction the cook faces, the bedrooms and the sleeping orientation, the bathrooms, the water and the cash.

The corrections he gives are meant to be done. Vastu advice that requires you to move a kitchen or shift a toilet is useless in a Mumbai flat and he does not give it unless the situation genuinely warrants it. Most of what comes back is placement, direction, colour, material and what to stop keeping where.

When this is not the right choice If the property is not yet built, or you are choosing between properties, say so when booking — that is a different conversation and often better done as a site visit.

Questions

Will I have to break anything?

Almost never. Demolition is the last resort and Gautam will tell you when a defect is serious enough to be worth it, which is rare. The report is built around corrections that work without construction.

My flat has a south-facing door. Is that bad?

Not on its own. Direction is judged with the rest of the plan, not from a table. Plenty of south-facing homes are fine and plenty of north-facing ones are not.

Do I need to buy the yantras you recommend?

Only where the report says they help. He will tell you which corrections are free and which cost money, and the free ones come first.

Is this enough, or do I need a site visit?

For a flat with a clear plan, this is usually enough. For a bungalow, a plot, a shop, or anywhere the plan does not tell the whole story, a site visit is the honest answer and he will say so.
